Virtual Office Addresses and GMC: Why Google Flags Regus, WeWork & PO Boxes

You registered your business at a WeWork. Or maybe you're using a PO Box. Or a UPS Store mailbox. You put the address on your website, submitted to Google Merchant Center, and got rejected for "misrepresentation." What happened?

Google doesn't just check if you HAVE an address. It checks what KIND of address it is.

Address Types Google Flags

Virtual Offices (CRITIQUE severity)

Google maintains a database of known virtual office providers — Regus, WeWork, Spaces, Servcorp, Alliance Virtual, Davinci, and 80+ others. If your business address matches any of these, it triggers a misrepresentation flag.

Why? Because virtual offices allow anyone to claim a prestigious address without actually being there. Google sees this as identity misrepresentation.

PO Boxes (CRITIQUE severity)

PO Boxes in 15+ languages are detected: "P.O. Box," "Boîte Postale," "Postfach," "Apartado Postal," etc. A PO Box is not a physical business location — it's a mail drop.

Commercial Mail Receiving Agencies / CMRA (CRITIQUE severity)

UPS Store, PostNet, Postal Connections, and 30+ similar services offer "real-looking" street addresses with suite numbers. Google knows these aren't real offices. The address 123 Main St #456 might look legitimate, but Google's database knows #456 is a mailbox at The UPS Store.

Registered Agent Addresses (CRITIQUE severity)

Many US LLCs use registered agent services (CT Corporation, Northwest Registered Agent, etc.) for their legal address. These addresses appear on thousands of business registrations. Google flags them as shell company indicators.

What Address Types Pass GMC Review

  • Commercial office lease: A real office you rent. Best option.
  • Home address: Google accepts residential addresses for small businesses. It's honest. Marked as MAJEUR (not blocking) in compliance audits.
  • Retail storefront: If you have a physical store, use that address.
  • Coworking space (permanent desk): Some coworking spaces provide dedicated desks with real mail reception. Better than virtual, but verify it's not in Google's virtual office database.

The Consistency Rule

Whatever address you use, it must appear identically on:

  • Your website (footer, about page, contact page)
  • Google Business Profile
  • Google Merchant Center
  • Domain WHOIS (if not privacy-protected)

Even small formatting differences ("Suite A" vs "Ste A" vs "#A") can trigger inconsistency flags. Pick one format and use it everywhere.

What If You're Already Using a Virtual Office?

Option 1: Switch to your home address. It's more honest and Google accepts it.

Option 2: Get a real commercial lease — even a small one. The cost of a small office is far less than the revenue lost from a GMC suspension.

Option 3: If you must use the virtual office, make sure it's a provider that offers actual dedicated space (not just mail forwarding) and that you can receive visitors there.
